From office building to vibrant residential area

The transformation project in Dongen started with the repurposing of a former office building. Thanks to its strategic location and efficient layout, the building proved eminently suitable for conversion into residential space. The realised flats range from compact lofts to more spacious dwellings, serving a wide range of housing needs. Sustainability was explicitly taken into account in the development, which translates into the use of energy-efficient installations such as solar panels and heat pumps.

Unique financing structure

This project is characterised by an unusual financing structure. Through Crowdrealestate, a total amount of EUR 13.5 million was obtained, financing the entire transformation. In 2021, the purchase of the office building was financed through two propositions via Crowdrealestate and in 2023, these propositions were refinanced and additionally financed the construction works. This through four crowdfunding projects and four private placements. Rental income is sufficient to cover operating costs, providing investors with a stable return and solid operations for years to come.

Strong demand for the homes

Rental of the flats started earlier this year and attracted a lot of interest. More than 2,300 applicants applied for the 71 available flats, and both viewing days were fully booked. All flats have now been let and occupied. Given the continued demand for housing in this segment and the convenient location, occupancy rates are expected to remain high in the future.

Successful and sustainable property developments

The successful completion of the 71 flats in Dongen confirms the effectiveness of crowdfunding as a financing tool within the Dutch real estate market. This project illustrates how cooperation between developers, investors and tenants can lead to successful and sustainable real estate developments, which also respond to the high demand for rental housing in the middle segment. The result is a solid investment that not only meets modern requirements in terms of sustainability and living comfort, but also offers a sound and profitable financing structure.
