 Distribution within the crowdfunding market

The crowdfunding market consists of a diverse group of platforms focusing on different sectors. Some platforms specialise in SME funding, while others focus on real estate or sustainable investments. In this market, Crowdrealestate occupies a prominent position within the real estate segment. The growing interest in real estate financing as an alternative to traditional bank loans contributes to this development.

Within the list of the largest crowdfunding platforms in the Netherlands, Crowdrealestate ranks fourth with 77.3 million euros of funding raised in 2024. This confirms the role of real estate finance as an important segment within the broader crowdfunding market.

Transparency and regulation

Besides growth in volume, transparency is an increasingly important theme in crowdfunding. Platforms provide detailed information on investment projects, returns and risks, allowing investors to make better-informed decisions. Crowdrealestate is strongly committed to transparent communication by giving investors insight into ongoing and completed projects.

In addition, the implementation of the European Crowdfunding Service Providers Regulation (ECSPR) has resulted in a uniform regulatory framework. This provides additional protection for investors and increases the reliability of crowdfunding platforms. Crowdrealestate operates under these regulations and thus meets the stricter requirements within the industry.

What does this mean for investors?

The strong growth of crowdfunding brings both opportunities and concerns. The increasing number of funding projects provides investors with more opportunities to invest in various sectors, with real estate being an increasingly important segment.

In addition, improved transparency helps investors make informed choices. The understanding of performance and risks has improved, which has a positive impact on confidence in crowdfunding as a form of investment. At the same time, stricter regulations contribute to a safer investment climate, where platforms have to be accountable for their methods and results.

Crowdfunding as a fully-fledged asset class

With a total market size of 1.3 billion euros and 16 active platforms, crowdfunding remains an important form of financing in the Netherlands. The market is growing not only in volume, but also in professionalism and regulation. Crowdrealestate has strengthened its position within the sector by 2024 and continues to develop in terms of transparency and investment opportunities.

With the combination of tighter regulation, a growing number of investment opportunities and improved transparency, crowdfunding is increasingly seen as an investment category in its own right. This makes it an interesting alternative for investors looking for new opportunities within real estate finance.
