Crowdrealestate recently received an extension of its existing ECSPR licence from the Financial Markets Authority (AFM). This extension allows investors to invest not only in loans, but now also in securities and bonds. This offers new opportunities for diversification and flexibility within real estate investments.
More investment opportunities
Crowdrealestate previously facilitated crowdfunding through loans only, but thanks to the extension of its licence, investors can now also invest in securities and bonds. This will increase their investment opportunities, better diversify their portfolio and tailor it to their desired risk profile and return perspective.
Tradability and transparency
To carefully organise the custody and administrative processing of securities and bonds, Crowdrealestate has set up a partnership with a specialised financial services provider AFS Group. This cooperation ensures that securities are kept securely and their tradability is guaranteed. All products on the platform will have a unique ISIN code, which will not only improve tradability but also simplify transparency and administrative processing.
In parallel with this licence extension, a revamped investment portal will be introduced in the near future. This new dashboard will offer investors more comprehensive statistics and detailed analysis, allowing them to better compare different investment options. Historical data on returns achieved will be presented in a clear way and personalised reports will provide insight into portfolio performance.
Regulation and future
Since April 2024, Crowdrealestate has been operating under the ECSPR licence, providing a uniform regulatory framework within the EU and additional protection for investors. The AFM monitors compliance, contributing to transparency and reliability in the sector.
This licence extension responds to the growing demand for alternative forms of financing. Due to limitations in traditional bank funding, the role of crowdfunding is increasing. Innovative financial instruments and digital technology are making real estate investments increasingly accessible and flexible.
